I know from my own hard won experience as an investor, that in any
market, under any conditions, no matter if it's a "buyers
market", a "sellers market", a "hot" or
"cold" market...
There are only two specific rules that apply to any investor in any
market...

- Never Forget Rule Number One
Classic Real Estate Wholesaling is the art of finding properties
that can be bought at seriously discounted prices. This method of
"Buying Right", is what enables you to sell quickly for a
fast cash profit.
Wholesale deals are the only deals that always have the potential
for large cash profits in a short period of time.
Things you can do with a wholesale deal:
- Get it under contract and "sell" your contract to another investor, via an "assignment of agreement".

- (The no cash, no credit method)
- Collect a fee of anywhere from $1000 to $5000 or more, depending on how good the deal is.

- Get an "Option" on the property at a discounted price.

- Then sell the option to another buyer for $1000 to $5000 or more. (another no cash no credit method)

- Buy the property yourself, fix it up and sell at full value.

- Expect to earn a net profit of $20,000 or more.

- Buy the property yourself, fix it up for rental, and rent it out.

- Expect much better cash flow when buying at wholesale prices.
I know many wealthy investors who are wealthy because they understand that the best deals have a lot of equity. Wholesaling is THE STRATEGY that sets the standard for a "great deal".
- Buying like a wholesaler means you don't buy a property unless that property meets specific guidelines for value and profitability.
